Multi-level parking structures demand coatings that can handle constant tire abrasion, oil and fluid spills, de-icing salt, and freeze-thaw cycles. We apply industrial-grade epoxy and polyurethane systems engineered for parkade environments.
Bare concrete was never designed to handle a parkade's daily punishment. In Metro Vancouver's climate, the combination of factors accelerates deterioration faster than almost any other environment:
Every parkade floor we coat follows a proven 5-step system — no shortcuts, no skipped layers.
Moisture Vapour Barrier
Applied directly to the prepared concrete slab, the MVB blocks moisture vapour transmission from below — the primary cause of coating delamination in below-grade parkade environments.
Colour Foundation & Bond Layer
An industrial-grade epoxy base coat bonds to the profiled concrete surface, establishing the colour foundation and providing a hardened substrate for subsequent layers.
Build Thickness & Chemical Barrier
A second epoxy coat builds total system thickness and creates the chemical barrier layer that stops oil, brake fluid, and de-icing salts from penetrating to the concrete below.
Maximum Abrasion & UV Resistance
A high-performance polyurethane topcoat is applied as the wear surface. Polyurethane outperforms standard epoxy topcoats in abrasion resistance, UV stability, and resistance to tire marking. Anti-slip aggregate is broadcast into the wet topcoat for traction.
Stall Lines, Numbers & Traffic Arrows
Once the topcoat has fully cured, stall lines, stall numbers, directional traffic arrows, and accessible stall markings are applied using durable line-marking paint compatible with the polyurethane system.
We work section by section so vehicles always have access to at least half the parkade throughout the project. Minimal disruption for residents and tenants.
Underground and above-grade parkades in residential strata buildings. Phased scheduling keeps residents in their stalls throughout the project.
Office towers, retail centres, and mixed-use buildings with dedicated customer and tenant parking levels that need a clean, professional finish.
Hospital and medical clinic parkades where chemical resistance, easy cleaning, and slip-safe surfaces are regulatory requirements, not optional extras.
Hotels, airports, transit hubs, and institutions where high daily vehicle counts demand the most durable, long-lasting coating systems available.
Our multi-coat epoxy and polyurethane system is engineered to withstand constant vehicle traffic, turning loads, and the concentrated pressure of parked vehicles — for years without degrading.
Impervious to oil, brake fluid, transmission fluid, coolant, and the de-icing salts BC roads use all winter. The seamless surface seals concrete permanently against fluid penetration.
Anti-slip broadcast aggregate is applied to the topcoat in all pedestrian walkways, stairwells, and transition zones. Meets BC Building Code requirements for wet-surface traction.
The seamless, non-porous surface is easily cleaned with a pressure washer or auto-scrubber. No grout lines to trap dirt, no spalling to collect debris. Maintenance time drops significantly versus bare concrete.
We apply in phases so half the parkade remains accessible throughout the project. Fast-cure polyurethane topcoats return each section to vehicle traffic within 24 hours of final coat application.
A clean, light-coloured epoxy floor dramatically improves the ambient brightness of underground parkades — reflecting artificial lighting more effectively and improving safety for pedestrians navigating the space.
We'll visit your parkade, assess the concrete condition, and provide a detailed quote ready for building management or strata council review — at no cost. We respond within 2 business hours.
