Why Untreated Parkade Concrete Deteriorates Fast

Bare concrete was never designed to handle a parkade's daily punishment. In Metro Vancouver's climate, the combination of factors accelerates deterioration faster than almost any other environment:

  • De-icing salts tracked in on tires penetrate concrete pores, corroding rebar and weakening the slab from within. This is the leading cause of parkade structural failure.
  • Oil and fluid spills from vehicles soak into unprotected concrete, leaving permanent stains and creating slip hazards that expose building owners to liability.
  • Freeze-thaw cycles cause moisture trapped in concrete to expand and contract, spalling the surface and creating dangerous trip hazards over time.

Our Parkade Coating System

Every parkade floor we coat follows a proven 5-step system — no shortcuts, no skipped layers.

Step 1 — MVB

Moisture Vapour Barrier

Applied directly to the prepared concrete slab, the MVB blocks moisture vapour transmission from below — the primary cause of coating delamination in below-grade parkade environments.

Step 2 — Base Coat

Colour Foundation & Bond Layer

An industrial-grade epoxy base coat bonds to the profiled concrete surface, establishing the colour foundation and providing a hardened substrate for subsequent layers.

Step 3 — Intermediate Coat

Build Thickness & Chemical Barrier

A second epoxy coat builds total system thickness and creates the chemical barrier layer that stops oil, brake fluid, and de-icing salts from penetrating to the concrete below.

Step 4 — Polyurethane Topcoat

Maximum Abrasion & UV Resistance

A high-performance polyurethane topcoat is applied as the wear surface. Polyurethane outperforms standard epoxy topcoats in abrasion resistance, UV stability, and resistance to tire marking. Anti-slip aggregate is broadcast into the wet topcoat for traction.

Step 5 — Line Marking

Stall Lines, Numbers & Traffic Arrows

Once the topcoat has fully cured, stall lines, stall numbers, directional traffic arrows, and accessible stall markings are applied using durable line-marking paint compatible with the polyurethane system.

Phased Installation

We work section by section so vehicles always have access to at least half the parkade throughout the project. Minimal disruption for residents and tenants.
