Parkades that are crumbling. Lobby floors that look tired. Gym and amenity spaces that need a refresh. We handle all of it — with schedules designed around resident access, fast-cure systems that restore parking within 24 hours, and a process designed to keep your strata council satisfied.
In a warehouse, you close the doors Friday and open them Monday with a new floor. In a strata building, you're working in a residential environment where 200 people need to get to their cars, use the gym, walk through the lobby, and go about their lives — during your project.
We've worked in strata buildings throughout Metro Vancouver and understand the constraints: phased parkade work so residents retain access, strict building entry hours, noise-sensitive neighbours, and strata council requirements for proper documentation and insurance. We handle all of it as a matter of standard practice — so your property manager doesn't have to manage us.
From the underground parkade to the penthouse amenity lounge — we handle the full scope of strata flooring projects.
Our most requested strata service. Polyurea coatings protect concrete from road salt, vehicle fluid, freeze-thaw cycles, and tire abrasion. Installed in phased sections so residents always have access to at least half their stalls. Drive-on ready in 24 hours.
High-traffic lobbies and elevator landings benefit enormously from a polished epoxy system — durable, easy to clean, and infinitely more attractive than worn VCT or tired tile. We can match your building's existing colour scheme or propose a refresh that elevates the whole entrance experience.
Strata gym floors take a beating from dropped weights, gym equipment, and constant foot traffic. We install shock-absorbing, rubber-aggregate epoxy systems that protect the concrete, reduce noise transmission to units below, and provide excellent traction for workouts.
Wet areas around pools, hot tubs, and change rooms require slip-resistant, waterproof coatings that look good and resist chlorine and pool chemicals. We use specialist anti-slip systems rated for wet pool environments.
Party rooms, rooftop lounges, and common meeting spaces deserve floors that match their purpose. Decorative epoxy and metallic systems can create a striking feature floor that adds perceived value to the building and is easy for caretakers to maintain.
Often overlooked, bike rooms and utility spaces benefit from basic sealed epoxy to prevent concrete dust, make cleaning easy, and protect the slab from moisture damage. A low-cost upgrade with meaningful long-term benefits for building maintenance.
Most strata councils require contractor submissions before approving common-area work. We're experienced with this process and provide everything you need to get approval efficiently.
We assess the parkade or common area and provide a detailed, itemized quote you can present to the strata council. No pressure, no obligation.
We provide a complete package including Certificate of Insurance, WCB clearance, product data sheets, warranty terms, and a resident communication template for the AGM or council meeting.
We draft a resident notice with work schedule, affected stalls, and parking instructions. Your property manager distributes it — we make it easy to communicate.
After project completion, we provide a written report with photos and warranty documents for the strata's maintenance records. Everything documented for future council reference.
Standard epoxy coatings are not well suited to underground parkades. The freeze-thaw movement of concrete, exposure to road salt tracked in on tires, UV from ramp entrances, and tire scrubbing during turns all degrade standard epoxy quickly. Polyurea is flexible enough to move with the concrete, UV stable, and far more abrasion-resistant — which is why we specify it for every parkade application.
Our crews are respectful of shared spaces. We protect building common areas during transit, clean up at the end of every shift, and maintain professional conduct throughout. We've worked in occupied high-rises in Vancouver, Burnaby, Richmond, and North Vancouver — and we have zero resident complaints on record.
"Our strata council approved the parkade project after Deluxe Coating submitted a thorough package including their insurance, WCB clearance, and warranty terms. The work was done in two weekend phases so residents always had access to half the parkade. The polyurea floor looks fantastic, and we haven't had a single complaint about the process. Our property manager said it was the smoothest contractor experience they'd had in years."
